From schematic to as-built.

Design Phase

We develop architectural, structural and MEP models from schematic design through IFC, establishing the coordinated digital foundation for project documentation and review.

What LOD do you model to?

We develop models to the Level of Development (LOD) defined for each project stage in the BIM Execution Plan (BEP). This may range from LOD 200 for schematic design through LOD 500 for verified record information. Geometry and information requirements are also reviewed against the Level of Information Need specified in the Exchange Information Requirements (EIR).

Revit is our primary model-authoring platform. We also use Navisworks and Solibri for model federation and coordination reviews, and Synchro for 4D: Simulated Construction Sequencing where required. Our workflow can align with the project’s Common Data Environment (CDE), agreed exchange formats and coordination requirements.

Yes. We first audit the existing model against the BEP, agreed modelling standards and available project information. We document compliance issues, establish a controlled baseline and define the work required before continuing production. Where site verification is needed, scan-to-BIM information can be incorporated into the review.

We provide both BIM production and advisory support. Our scope can include model and drawing production, coordination, information-management procedures and guidance on project BIM requirements. Delivery workflows can be aligned with ISO 19650 principles where required by the appointment.

Pricing is based on the defined delivery scope. Key factors include the disciplines involved, required LOD and information content, project programme, coordination requirements, deliverables and condition of any existing models. Reviewing the BEP and available project information allows the scope and fee basis to be established.
